What are the Qualification Requirements?

To qualify for a home with Hazel Valley Homes, applicants must meet the following standards:

Financial Requirements

Applicants must have a favorable credit history and no open bankruptcies.

Income Requirements

Applicants with an income-to-rent ratio below 3x may require a guarantor or additional security deposit, subject to applicable law.

Rental History

Prior evictions may result in an automatic denial of the application.

Background Check

All applicants undergo a criminal background check. Applicants must have no felony convictions within the last 6 years.

How Does the Application Process Work?

  1. Review Our Requirements

    Ensure you meet the qualification criteria listed above before starting your application.

  2. Find Your Home

    Browse our available properties and select the home that best fits your needs. Each listing includes photos, details, and rental pricing to help you make the right choice.

  3. Gather Your Documents

    To complete your application, you’ll need:

    1. A valid government-issued photo ID (driver’s license, state ID, passport, etc.)
    2. Your Social Security Number
    3. Proof of income, such as:
    1. Three (3) recent pay stubs
    2. Three (3) months of bank statements
    3. Self-employed applicants: Two (2) years of tax returns & personal bank statements


    Note
    : Venmo, CashApp, and PayPal statements are not accepted as proof of income.

  4. Gather Your Documents

    Applying is easy and can be done entirely online. Each applicant must complete their own application and pay a non-refundable $55 application fee.

    Once you’re ready, click “Apply Now” on your desired listing. You’ll be redirected to our application portal, where you can create an account and submit your details.

  5. Background & Credit Check

    We conduct a thorough screening process, which includes a credit history review, rental history verification, criminal background check, and income verification. Please note that meeting our criteria does not guarantee approval, as applications are reviewed holistically.

  6. Application Review

    Applications are typically processed within 2-3 business days. If your application is approved, you’ll receive a confirmation email with next steps, including lease signing details, move-in payment instructions, and portal access for rent payment and maintenance requests.

  7. Approval & Lease Signing

    If your application is approved, we’ll send your lease agreement for electronic signing. A security deposit and first month’s rent must be paid before move-in.

  8. Move-In & Enjoy Your New Home!

    Once everything is finalized, we’ll coordinate your move-in date and provide you with the information you need to settle into your new home.

How long does the application process take?
We aim to process applications within 2-3 business days. Delays may occur if additional documents or verifications are needed.
Is the application fee refundable?
No, all application fees are non-refundable. Be sure to review our qualification requirements before applying.
Can I apply with a co-signer?
Co-signers may be accepted for applicants who do not meet income or credit requirements. Co-signers must meet the full qualification criteria.
