To qualify for a home with Hazel Valley Homes, applicants must meet the following standards:
Applicants must have a favorable credit history and no open bankruptcies.
Applicants with an income-to-rent ratio below 3x may require a guarantor or additional security deposit, subject to applicable law.
Prior evictions may result in an automatic denial of the application.
All applicants undergo a criminal background check. Applicants must have no felony convictions within the last 6 years.

To complete your application, you’ll need:

Applying is easy and can be done entirely online. Each applicant must complete their own application and pay a non-refundable $55 application fee.
Once you’re ready, click “Apply Now” on your desired listing. You’ll be redirected to our application portal, where you can create an account and submit your details.
We conduct a thorough screening process, which includes a credit history review, rental history verification, criminal background check, and income verification. Please note that meeting our criteria does not guarantee approval, as applications are reviewed holistically.
Applications are typically processed within 2-3 business days. If your application is approved, you’ll receive a confirmation email with next steps, including lease signing details, move-in payment instructions, and portal access for rent payment and maintenance requests.
If your application is approved, we’ll send your lease agreement for electronic signing. A security deposit and first month’s rent must be paid before move-in.
Once everything is finalized, we’ll coordinate your move-in date and provide you with the information you need to settle into your new home.
